How much does it cost to list your vacation rental with us?

There are no upfront fees and no hidden costs.

We operate on a commission based pricing. It is the standard for vacation rental management companies and we believe that it perfectly aligns our incentives with our homeowners. When working for a commission, we only make money when our owners make money, and the more we make, the more you make. We believe this is why the commission model is so well established in the rental industry. The average commission rate is 30%. Our commission rate ranges from 20%-25% depending on the property and we will discuss this in the initial meeting. While we believe the commission based model works best, we are open to other potential possibilities. Higher standard properties will have a lower rate.

Does my home need to be of a certain quality or size?

To an extent, yes. In our initial meeting we will discuss with you how to make your home vacation rental ready. Properties that are homely and decorated well often do better in the rental market. It is highly recommended that you add your own touch to the rental through decoration. The home should be fully furnished, and we expect the homeowner to provide cookware, dinnerware and cooking appliances. After viewing the property, we may advise you on how to make your rental ready to go, such as a fresh coat of paint, decorations or new appliances/dining ware. We expect the rental to already be equipped with WI-FI and cable.

How and when will I be paid?

for reservations through Airbnb Your payout will be sent a day after the check in.

Any other reservations made through other websites such Booking.com we will make a bank transfer on the 1st of each month along with a monthly homeowners report.

If you have a bank account here in Israel even better. We will directly deposit it into your account.

How do you set the pricing for my rental?

In the initial meeting we will discuss what price range your property falls in. To set the initial price range we take into account the size of the property, maximum amount of people, amenities provided, the location and comparable rental prices. Then, depending on events, holidays and demand, we adjust the prices accordingly. We will manually alter the pricing based on how well the property is doing, and it is an ongoing process we monitor daily.

What happens if there is a guest emergency?

In case of emergency, our team will be on hand to resolve any issues that may arise, from lost keys to more serious problems, we are there to provide assistance. In the event that we need to call out a qualified professional (e.g. plumber, electrician) we will pay for the service so you don't have to go out of pocket, and then bill it to the monthly homeowners report. We do not charge any additional fee to the homeowner.

Do I have to have to commit to a certain level of availability?

Yes, our service is designed to maximize occupancy to deliver the most income. This means that we want to keep the majority of dates available for guests to book. If you need to block dates for any reason, we require 30 days notice. However, if those dates are already booked and it isn't an emergency, we will not cancel on the guest. Cancelling on a guest is avoided at all costs, and most listing sites will reprimand hosts for cancelling, resulting in significantly less bookings. This harms not only our reputation, but your income potential too.

I already have my rental listed online

If you are looking for a vacation rental manager, you have probably already tried doing it yourself. We will migrate your listing over to our managed account, then we will go through every detail to make sure everything is up to scratch. We will rewrite the description, take new photos and bring the listing up to perfection.

I want to book my friend/family into my rental

In the case that you want to book a friend, family member in or yourself, please let us know in advance. If you want to charge a different price for their booking, let us know and we can send them a 'special offer' with your desired price. If you wish to book the rental for yourself, we will simply block the dates.

What is the pet policy?

The pet policy is entirely up to you.

For properties that can have pets, it is recommended to allow them, however it is completely up to you and will be expressly displayed on your listing. In the unlikely event that a guest shows up with a pet and it is against your policy, they will be denied access.
